International Developer Enters Dayton Real Estate Market

Vision & Beyond Acquires 60 Units; Sees Strong Potential in Miami Valley

Vision & Beyond Capital Investments is investing in Greater Dayton’s multifamily workforce housing market in a step to expand the firm’s footprint.

Vision & Beyond has acquired 60 units at East Pointe Apartments located at 743 Old Harshman Road in Riverside (45431).

Founded in Cincinnati, Ohio in 2018, Vision & Beyond was created by Stas Grinberg and Peter Gizunterman, two veteran officers in the Israel Defense Forces. Vision & Beyond operates as an integrated structure with three subsidiaries in Cincinnati that oversee construction, distribution of building materials, and asset management. A fourth subsidiary, Vision & Beyond Israel in Tel Aviv, is dedicated to raising capital and managing investor relations with international client partners.

“We believe Dayton’s workforce housing market has a tremendous amount of potential, and that is appealing to our partners,” says Stas Grinberg, Co-CEO and Co-Founder. “The Midwest is becoming very attractive to companies that are considering relocating from the East and West coasts. Columbus and Cincinnati have seen a rise in real estate value because of that, and we believe Dayton is on the rise next.”

East Pointe Apartments is almost fully occupied, with only one vacancy. Vision & Beyond intends to make some cosmetic improvements to the property’s common area to enhance spaces that tenants use. The developer is also planning on some preventative maintenance and incorporating some green building practices to improve water efficiency.

“This is a solid opportunity to enter the Dayton market and be in a great position as the demand for workforce housing grows,” says Peter Gizunterman, Co-CEO and Co-Founder. “As prices increase in metros like Columbus and Cincinnati, secondary markets can anticipate seeing a boost, too. International investors are interested in the Miami Valley.”

East Pointe Apartments is next to Wright-Patterson Air Force Base and offers convenient proximity to Dayton’s major employment centers, with a 4-minute drive to OH-4 and 9-minute drive to I-675.

Founded in Cincinnati in 2018, Vision & Beyond has invested $84 million and acquired more than 1500 multifamily residential units in Greater Cincinnati. The company is poised to invest another $200 million in Cincinnati, Columbus, and Dayton, Ohio and Lexington, Kentucky in 2021. For more information, please visit www.vnbinvest.com.
